Additional Title Services

  • Property Check Reports

    • Usually performed for lenders, it is a Report based upon a brief review of the land records showing liens and mortgages since the property was acquired or mortgaged by the owner.

  • Chain of Title Search

    • Full forty-year search as defined in the Vermont Marketable Record Act

  • Last Owner Lien Search

    • Similar to a Property Check Report, this search reviews the land records back to date of acquisition by the present owner.

  • UCC Search

    • A review of the Uniform Commercial Code filings with the town clerk and Vermont Secretary of State’s Office. Such filings normally reveal liens against personal property and fixtures rather than real estate.

  • Update Title Search

    • An update of the title from the date of the last search up to the current date or date of recording of new documents.
